I don't agree we should be comparing apples to apples. We need to be looking at what makes oranges cheaper than apples so we can build more of the affordable oranges.

One other thing, don't use averages use median. Averages are distorted by the houses owned by the very rich. The rich push up house prices and where we have rich people the builders focus on expensive houses with $100,000 kitchens.

Below are the states with the lowest median home prices.

West Virginia ($107,927)

Mississippi ($127,206)

Arkansas ($129,484)

Oklahoma ($131,080)

Alabama ($140,991)

Remember these are the median house prices so half of all houses cost less than this. These prices are still inflated by property of the rich. What these states have in common is the states don't have a big city. Property values in big cities are crazy.

The nation does not really have a homeless and housing affordability problem. The big cities have a homeless and housing affordability problem.

House prices are high where there is high demand, price is more about demand than it is about the cost of construction.

Try this:

How Much Does a Tiny Home in Mississippi Cost? Cost is an important factor when looking at tiny homes. Mississippi prices range from $15,000 to as much as $100,000 depending on the style of home you choose and the amenities it includes. The average priced custom home usually falls between $20,000 and $50,000 when having it built to order.

A village of $20,000 tiny homes could house a lot of people for not so much money unless the land utilities cost a lot more that the actual home.
