So, per your formula, I can own a 10,000 square ft. mansion but I can't own two 1,500 square ft. homes? Your plan would allow that, but I know you would think that anyone with a 10,000 square ft. mansion is evil. I think what you really want is small c communism. Nobody is allowed more than anyone else. Until everyone has some minimum house, healthcare, education, food allowance and transportation no one can have more than the minimum. Someone has called your ideas utopian, but I would say dystopian. We might all be created equal in the eyes of God, but we all do not contribute to society equally. Should greater contributions be rewarded with greater benefits. Why can't my reward be a second home? Maybe a cottage on a lake with a nice summer climate. So, what if I only spend two weeks a year there? I might agree with your 100% capital gains tax on real estate, but we would need it to be adjusted for inflation so that selling at cost is not really a loss equal to the effect of inflation. What about sweat equity. If I renovate a home can, I recoup my labor or only material and subcontract costs.
