So you concede the point that your original claim was an exaggeration but it seems if you would have scaled them back a little that it would be true. I will concede that you were in the ballpark.
I think the expenses are the key. How much of the management and maintenance you do yourself and how you price that. With interest rates so low would you think it would be better to borrow a portion of the purchase price. Your $111,000 principal could be leveraged to obtain a much bigger value real estate investment.
