You did not tell us how much you have invested? It is easy to make $72,000 a year on a $3,000,000 investment. You mentioned mortgages so I suspect that your investment is much lower but because you investing borrowed money then you are leveraged.
There is so much you did not tell us. What was the purchase price of the properties, what is the current market value of the properties, how much did you put down (how much did you borrow). While you don't have to spend a lot of time now to support the investment I expect that you put a lot of effort into finding the properties, closing the deals, selecting the property management company.

All and all, being a rentier class passive investor landlord means you are a kind of part of the housing crisis that makes home ownership more expensive. Maybe you built affordable houses you could be part of the solution.
